Our staff understands that your home may be one of your most valuable asset and we are certain that you will want the most knowledgeable individuals to handle your investment as if it were their own. Lifestyle, offers a wide variety of services including but not limited to:

Initial Property Inspection/Rental Analysis

This inspection will help you determine the appropriate rental rate. It requires visiting & inspecting the property, touring the neighborhood, and identifying community conveniences, preparing written recommendations regarding any needed repairs and/or improvements. Digital photos will be provided to support our recommendations.

Rental Rate

Lifestyle will assist you in setting the highest possible rental rate which is dependant upon the current market value, condition & type of property, location, length of lease and time of year. Setting the proper rental rate and aggressively marketing the property will be essential in securing a qualified tenant.

Attracting Qualified Tenant

Advertising is key when it comes to attracting qualified tenants. Your property’s initial exposure will be through the BLC (Broker’s Listing Cooperative) exposing your property to over 6, 000 Realtors® immediately, the information is automatically upload to our website: www.chooselifestyle.com, www.mibor.com and www.realtor.com. Additional internet exposure is available at your request . There are also local newspapers and/or publications that are available to further expose your property. We will prepare flyers for distribution through major employers, email marketing, on the premise, and to utilize at other networking opportunities.

Qualifying Tenants

We take pride in our ability to assist the owner in choosing the most qualified tenant. First, all prospective tenants must complete our detail application. Then, we conduct an in-depth investigation of the potential tenants by utilizing the credit bureau, verifying employment, salary, past rental/mortgage history, bank depositories, criminal history and contact references. We have on occasions toured their current residence at time of application. All for the purpose of assisting our owners in making the best choice.

Collection of Rent

Lifestyle will collect the monthly rent and mail the net proceeds directly to the owner or deposit the funds directly into their bank account, unless an expense prevents mailing all funds. Checks are mailed with monthly statement as close to the 10th of the month as possible however the contract does allow until the 15th of the month.

Monthly Accounting

Each owner will receive with their monthly rent a detailed monthly computer-generated statement, showing all rental income and any disbursements. Lifestyle also provides its owners with a year end summary statement to give to their tax account.

Arranging Maintenance & Repairs

The premises will be kept in reasonably good repair and the tenants will be charged for any tenant-caused repairs. Lifestyle, works with several local companies for a variety of maintenance needs to provide service in a timely manner. These needs include plumbing, painting, electrical, cleaning, appliance repair and many other services. A maintenance technician is also on call for after-hour emergencies. Property owners are called immediately in regards to any repair that exceeds our property reserve amount.

Reasonable Fees

Administration Fee - This fee covers all expenses associated with the initial property inspection, account set-up, ownership verification, and initial advertising.

Leasing Fee – a portion of this fee goes to the agent(s) responsible for locating a qualified tenant for the home as compensation for the time invested in showing the property and aiding the application to lease process.

Monthly Management Fee – This fee covers our ongoing monthly management expenses.
